Sold Simple

iPhone app · Now in beta

Selling a home has one fork in it.

Everything else follows from whether you list it yourself or hire an agent. Sold Simple prices your home, reads its condition, and then walks you through whichever path you choose — one step at a time, in plain language.

A single path splits into listing it yourself or hiring an agent, and both arrive at sold. Your address Valuation List it yourself Hire an agent Sold

Start with what your home is worth

Enter your address and take a photo of the house. Sold Simple pulls recent comparable sales nearby, reads the condition of the property, and gives you an estimated value — so you begin the process informed rather than guessing.

  1. 01

    Prepare

Set a price you can defend, write the listing description, plan the photography, and get your disclosures in order before anything goes public.

  2. 02

    List

Get the listing in front of buyers, with the details that matter filled in properly the first time.

  3. 03

    Sell

Handle showings, field offers, and understand what each one actually means once the contingencies are counted.

  4. 04

    Close

Work through inspection, appraisal, and the paperwork between accepted offer and keys handed over.

Two ways through

Most tools assume you've already decided. Sold Simple helps you make the choice, then supports the one you pick.

Path one

List it yourself

Keep the commission, do the work. The app carries the process so you don't have to hold it all in your head.

  • Pricing grounded in nearby sales
  • Listing copy written for your home
  • A checklist for each phase
  • What to expect at every stage
Path two

Hire an agent

Hiring someone doesn't mean handing over judgment. Know what to ask before you sign anything.

  • What to look for in an agent for your price range
  • Specific questions to ask in the interview
  • What commission actually costs you
  • How to tell whether they're doing the job

We're looking for beta testers

Sold Simple is in private beta on iPhone. If you're thinking about selling in the next year — or just weighing whether to use an agent — we'd like your eyes on it and your honest opinion of what's missing.
